2019 Sherwood Park Market Review
It’s been a great year for real estate in the Topeka area and specifically in our great Sherwood Park neighborhood.
As a Sherwood Park resident and your neighbor, I pay special attention to all of the active listings and especially the sold properties. Here are just a few quick statistics for neighborhood in 2019.
# of homes sold: 29 (was 25 in 2018 for a 16% increase)
Average Sales Price: $262,728 (was $274,412 in 2018 for a 4.4% decrease)(in 2018 two really expensive homes sold in the neighborhood which had a large impact on the average)
Average Days on the Market: 18.4 (was 33.9 in 2018 for a 54.2% decrease)
Average List to Sales Price: 98.2% (was 97.8% in 2018 for a .5% increase)
Of course prices will vary on recent updates, overall finished square footage, number of garages, and a few other variables.
