Write a personal letter to the seller. Tell them what the home means to you and your family. Include specific features you love about the home and how you can see your family living and growing up in the home.
Add an escalation clause. Your agent can add specific language to the contract and you agree to increase your bid (up to a certain point) if another buyer outbids you. It’s a simple way to ensure you stay at the top in a bidding war.
Be flexible. Know the seller’s timeline and if they have a date they need to hit to make their move perfect for their plans, aim for it!
Increase your earnest money. Increasing your deposit can give a seller extra confidence in your offer. Just remember that sellers may end up keeping the earnest money if you cancel the transaction.
Get pre-approved for your loan. Inspire confidence by providing a pre-approval letter from a trusted local lender.
